Property Management Services
Jalaram Property Management provides residential property management services to property owners in Auckland and surrounding areas.
Our services may include:
• Managing existing tenancies • Advertising and arranging new tenants • Collecting rent on behalf of owners • Coordinating property maintenance and repairs • Conducting routine property inspections • Managing tenant communication • Providing regular statements of rent collected and expenses
All tenancy arrangements are conducted in accordance with the Residential Tenancies Act 1986 and other relevant New Zealand laws.
Fees and Charges
Property management services are subject to agreed fees as outlined in the management agreement.
These may include:
• 7% plus GST of rent collected as the management fee • Inspection fees where applicable • Letting fees for arranging new tenancies
Jalaram Property Management does not charge percentage commissions on maintenance invoices, meaning owners only pay the actual cost of repairs carried out by tradespeople.
Rent Collection
Jalaram Property Management may collect rent on behalf of property owners and distribute funds to owners after deducting applicable management fees, expenses, or reimbursements as agreed.
While we actively manage rent collection and follow up on arrears, rental income cannot be guaranteed unless specifically stated in writing.
Maintenance and Repairs
Jalaram Property Management may arrange maintenance or repairs necessary to keep the property in good and tenantable condition.
Maintenance work will generally be carried out by qualified tradespeople. All repair costs are the responsibility of the property owner.
Inspections
Routine property inspections may be carried out periodically to monitor property condition and identify maintenance requirements. Reports may be provided to property owners following inspections.
Limitation of Liability
To the fullest extent permitted by law, Jalaram Property Management is not liable for any loss or damage arising from:
